Rates Keep Dropping
Freddie Mac reported last week that the current interest rate for a thirty year fixed rate was at a historic low of 4.27%. How low will it go? My crystal ball clouded up several years ago, and I do not how much lower rates will go. I do know that the smart money realizes it is impossible to time the market and the best plan is to take the money and run. Check your mortgage statement carefully. I am working on a refi where the client initially did not think it made sense to do anything until they noticed what the mortgage insurance was costing them. When they considered the hassle of trying to get the mortgage holder to drop the mortgage insurance, they correctly decided the smart thing was to refinance.
Have a mortgage pro analyze your situation. Send a recent mortgage statement to aid in the process. I am amazed at the number of people who do not know they have mortgage insurance or an FHA loan. One of the great benefits of having an FHA loan is the ease of refinancing into a new FHA mortgage.
Last week I took a loan application for a couple who are refinancing their existing FHA mortgage to a new FHA loan to take advantage of the present rates. When I explained the process they said they were sorry they had waited because of all the horror stories about getting a mortgage in the present environment. They could not believe how simple the process was.

The New Four Seasons. By Dan Polimino.
I had the pleasure last month of taking a tour of the new Four Seasons Hotel and Residence opening in downtown Denver. The official opening is this Tuesday the 19th for the hotel. If you are familiar with the comfort, elegance, service, and high standards of the Four Season resorts, then you will not be disappointed by the Four Seasons Downtown Denver. If you are new to the Four Seasons hotel chain, then you will be blown away.
My purpose there was not only to see the hotel, but to preview the residences that they have been selling for the last three years. To date according to their staff they have sold about half of the 102 units available. The units I saw have terrific layouts, floor plans, designer touches, and the high end finishes one would expect from a luxury hotel like The Four Seasons. The views from high above 14th Street are amazing, to say the least with some units having massive outdoor living space. In every unit, you either have a city view or a mountain view, or a little bit of both. The building is divided up so the first 17 floors are for the hotel. Floors 18-45 are for the residences and the higher you get up, the fewer number of units per floor there are. For instance, there are six units in the lower level floors like 18, 19, and 20, but jump up to the 30th floor and there are only four residences per floor and only two at the very top.
According to The Four Seasons the top two penthouses sold relatively quickly for 8 million dollars and 10 million dollars. On average, the units are selling for about $1,000 dollars per square foot. I walked through floor plans from 1700 square feet and everything in between up to 5000. Now you might be thinking that that’s an awful lot of money to be paying for a condominium. “What, are the faucets made of gold?” The residences are awesome and high end, but if you are buying in The Four Seasons, it’s not for the granite countertops; it’s because of the service, the service, and the service. No one pampers you around the world like The Four Seasons. If it’s always been your dream to live in a 5-star hotel, then this is your chance and the number one reason you’re paying top dollar for real estate. I don’t have enough room in this column to cover all the amenities and services you get when you buy a residence at The Four Seasons, but suffice it to say that if you need it done, they’ll probably be able to accommodate you. I asked them if I bought in there, would they walk my dog, and they said yes. I said what about making my bed every day, my laundry, meals, dishes, etc, etc and the answer was yes, yes, and yes.
Bottom line, yes it’s an expensive residence, but if you really want to live the good life, I can’t think of a better place in Denver. This past year, we have seen some improvements in the economy and we’ve seen some improvements in the real estate market. As we begin Fall, I keep telling sellers to be prepared for a slowdown. All the data indicates that the economy and housing market will be flat or there may be a slight decline for the remainder of the year. The fact that this is an election year doesn’t help the situation. Typically, in an election year, people stand pat and don’t make too many moves. From Wall Street to small business, people get conservative and apprehensive until they know who their elected officials are going to be. This waiting game…waiting for the economy to rebound, waiting for better opportunities, waiting for a job opportunity and waiting for the light at the end of the tunnel can make many people feel anxious, particularly Realtors and home sellers. The purpose of today’s column is not merely to point out the obvious, but to leave you with some encouraging thoughts as we round out the year. We all need to stay positive and remember how blessed we are and the good things we have in our life.
I hear people all the time say, “Well, I got to go to work tomorrow.” No, our attitude should be, “I get to go to work tomorrow.” There are a ton of people out there that wish they had the opportunity to go to work. “Well, I can’t sell this house.” Thank God you have a house and a house to sell. “All I do is take care of these kids and shuttle them around town.” No, you have the blessing of taking care of those children. Ask any parent whose kids are grown and out of the house and they’ll all tell you how much they miss those days when the kids were just youngsters. Enjoy the journey because these moments will be gone soon and very soon. “Well, the economy is bad and we’ll never get out of debt.” Wrong; it won’t be like this forever. We need to remember that our circumstances are only temporary and we can and will persevere. I ask people all the time how they are doing. I often hear this, “Well, we’re just hanging in there. We’re staying joyful and hopeful.” I want to say, “Really!” “Someone ought to notify your face that you are joyful and hopeful.” People have forgotten to smile or lost their smile. Even if it’s not the best of times or you’re not feeling like it, we need to stand up tall, put our shoulders back, put a smile on our face, and declare it’s going to a great day. A positive attitude is contagious; it draws people to you, opens up doors, and opens our mind to possibilities. When all else fails, remember the greatest thing you can ever do is extend your hand and lift up someone else’s when they’re in need. That one kind act may make all the difference in your week, month, or year. We were not made to merely survive; we were made to thrive.
